Engaging Contractors – Tips and Traps

 Under section 159 of the Body Corporate and Community Management (Standard Regulation) 2008 the Body Corporate must maintain the Common Property in a structurally sound condition.

To meet this requirement Committee’s and Owners engage contractors to carry out maintenance and improvements to the Common Property.

After recent training in the area Strata Management Group (SMG) note that the following items are imperative to review/investigate prior to engaging a contractor:

1) Insurance;

2) Licences;

3) Contract;

4) Payment Claims/Schedules.
