Insurance Claim Process

Strata Management Group can proactively assist your body corporate scheme throughout the complete insurance claims process.

Our body corporate managers have the experience required to assist the committee and owners from start to finish, including the preparation and lodgement of insurance claims, proactively follow up the broker for updates and ensure that the body corporate receives reimbursements for payments made for insurable work.

Following the lodgement of a claim, your body corporate manager will work actively with the brokers, assessors, contractors, engineers, and the committee to ensure that any damage is rectified as quickly as possible.

Please note, lot owners need to carry their own insurance to cover the internal contents (carpets, curtains etc.) and landlord insurance where applicable. Please contact our office to confirm if you have any specific questions regarding the insurance requirements for your scheme.

Impact and malicious damage claims

  1. Claim form to be completed with full particulars surrounding the claim and executed. Please note: a claim form can be completed online or requested from your body corporate manager.
  2. IMPORTANT DETAILS: Full details of responsible person/s including current address, phone numbers and registration details if available.
  3. IMPORTANT DETAILS: Police link – crime report number.
  4. ATTACH: At least one (1) quotation to be provided for repair of resultant damage. Please note: the Insurer will obtain a comparison quote if required.
  5. Send or submit claim paper to Strata Management Group for lodging with the broker/insurer.

Water damage & storm claims

  1. Claim form completed with full particulars surrounding the claim and executed. Please note: a claim form can be completed online or requested from your body corporate manager.
  2. IMPORTANT DETAILS / ATTACH: Tax invoice identifying cause of water entry and confirmation that it has been rectified.
  3. ATTACH: At least one (1) quotation to be provided for repair of resultant damage. Please note: the Insurer will obtain a comparison quote if required.
  4. Send or submit claim paper to Strata Management Group for lodging with the broker/insurer.

Glass claims

  1. If broken glass is a safety/security concern it is advisable to arrange for the replacement immediately.
  2. Claim form completed with full particulars surrounding the claim and executed. Please note: a claim form can be completed online or requested from your body corporate manager.
  3. IMPORTANT DETAILS: Confirm the exact location of the broken glass and the number of panels broken.
  4. IMPORTANT DETAILS: State whether the unit/lot is owner occupied or tenanted – if the damage was caused by tenant/visitor (whether it was accidental or not) the insurer will require full details of the responsible parties including current address and phone number if available.
  5. ATTACH: Tax invoice identifying the repairs and expense completed (if relevant) or at least one (1) quotation for the required repairs. Please note: the Insurer will obtain a comparison quote if required.
  6. Send or submit claim paper to Strata Management Group for lodging with the broker/insurer.

Fire & accidental damage claims

  1. Claim form completed with full particulars surrounding the claim and executed. Please note: a claim form can be completed online or requested from your body corporate manager.
  2. IMPORTANT DETAILS: Full details of responsible person/s including current address, phone numbers if available.
  3. ATTACH: Tax invoice identifying the repairs and expense completed (if relevant) or at least one (1) quotation for the required repairs. Please note: the Insurer will obtain a comparison quote if required.
  4. Send or submit claim paper to Strata Management Group for lodging with the broker/insurer.

Fusion & machinery breakdown claims

  1. Claim form completed with full particulars surrounding the claim and executed. Please note: a fusion claim form can be completed online or requested from your body corporate manager.
  2. IMPORTANT DETAILS: Obtain a report from the repairer confirming the issues surrounding the claim.
  3. IMPORTANT DETAILS: Ensure invoices, reports and or quotations stipulate the size of the damaged motor (in kilowatts).
  4. ATTACH: Tax invoice identifying the repairs and expense completed (if relevant) or at least one (1) quotation for the required repairs. Please note: the Insurer will obtain a comparison quote if required.
  5. Send or submit claim paper to Strata Management Group for lodging with the broker/insurer.

Large claims or assessor appointed claims

  1. Notify strata management group by telephone and/or email of issue.
  2. IMPORTANT INFORMATION: Ensure notification includes particulars of loss and supply all contact details of occupier, unit owner and/or caretaker / facilities manager.
  3. Send or submit claim paper to Strata Management Group for lodging with the broker/insurer.
  4. The insurer will advise if an assessor is required to be appointed.
  5. The assessor will contact strata management group with an update and contact details of direct point of contact.
  6. Strata Management Group will update the body corporate owner with an update of their claim thus far and provide the assessors contact details.
