  • convene and attend the Annual General Meeting (AGM), Committee Meetings and Extraordinary General Meetings (EGM) as required and as per legislative requirements;
  • prepare and distribute notice of meetings as per legislative requirements;
  • record and distribute minutes of meetings as per legislative requirements;
  • prepare and distribute notices of vote outside of a committee meeting (VOCM) as per legislative requirements;
  • prepare, record and distribute resolutions of votes outside of a committee meeting as per legislative requirements;
  • arrange for the appointment of a returning officer as required;
  • provide general advice to individual lot owners and assisting committees carry out their legislative duties;
  • pay insurance premiums, obtain renewal quotations and maintain insurance as per legislative requirements;
  • process insurance claims;
  • establish and maintain the roll and registers;
  • maintain and keep the body corporate’s records;
  • make available the records for inspection and review;
  • keep Common Seal and affix to documents as required; and
  • facilitate repairs and maintenance as required.
